East Bay Real Estate Market Update — April 2026

By Ilona Campbell · Realtor® · DRE#2167214

Median sale prices held steady across most East Bay neighborhoods in April, with Rockridge and Crocker Highlands again leading the pack on list-to-sale ratios.

April at a Glance

April brought a continuation of the trend we have seen all spring: tight inventory, motivated buyers, and well-prepared listings outperforming. The headline numbers point to a market that is firm but not euphoric — a healthy place to be on both sides of a transaction.

Across the core Oakland and Berkeley neighborhoods I track most closely, the median single-family sale price landed at $1,425,000, essentially flat month-over-month and up roughly 3% year-over-year. Condos and townhomes told a softer story, with the median sitting at $695,000, up about 1% versus April 2025.

Days on Market

Average days on market for single-family homes was 14 days in April — meaningfully faster than the 21-day pace we saw last fall, and consistent with the seasonal lift that typically begins in late February and runs through June.

Homes priced precisely tend to go pending in the first 7–10 days; homes priced even 5–7% above the comp set are stretching closer to 30 days. Pricing strategy continues to matter more than almost any other variable, especially in the $1M–$2M tier where buyers are most rate-sensitive.

List-to-Sale Ratio

April's average list-to-sale ratio across the East Bay sat at 108% — meaning homes are selling, on average, 8% above their list price. That's a noticeable bump from March's 105%, and it reflects two things: confident pricing from listing agents, and persistent multiple-offer activity on the strongest properties.

In the most competitive zip codes — 94618 (Rockridge), 94610 (Crocker Highlands and Lakeshore), and 94707 (north Berkeley) — list-to-sale ratios are running 112–115% on well-prepared listings. In the hills and at higher price points, the ratio is closer to 102–104%, which is more typical of a normalized luxury market.

Neighborhood Spotlight: Rockridge

Rockridge had a particularly strong April, with 11 single-family closings and a median sale price of $1,640,000 — up about 5% from the same month last year. The standout pattern this month was the speed of sale: the average Rockridge home went pending in just 9 days.

What's Driving It

Three factors are converging in Rockridge right now: BART access remains a major draw for buyers commuting to San Francisco, the College Avenue retail corridor continues to attract walkability-focused families, and a generational handoff is bringing more well-priced Craftsman bungalows to market than we have seen in a few years.

Buyers who can move quickly and write clean offers — short contingency periods, large earnest money deposits, and pre-underwritten loans — are consistently winning here. If you are seeing Rockridge listings hit the market on a Wednesday and go pending by the following Tuesday, this is why.

What to Watch in May

I'm watching three things heading into May: whether the spring inventory bump that usually peaks in mid-May actually materializes (early indicators suggest yes), whether the rate environment holds, and whether the very top of the market — homes above $3M — continues its steadier pace or accelerates with the broader market.

How to Use This Data

If you are thinking about selling this spring, the data argues for moving sooner rather than later — buyer demand is sharp, and well-prepared homes are commanding strong premiums. If you are buying, be ready: pre-approval is table stakes, and your offer strategy needs to be dialed in before you walk into your first open house.

If you'd like a customized analysis for your specific block — comps, recent sales, projected list price, what's coming to market — get in touch. Numbers like the ones above are useful at a market level, but the only ones that really matter are the ones tied to your specific property.
